Director Mark Collins formed Welland in 2011 as a
developer-minded, multidisciplinary architectural and
consulting engineering practice providing a broad range
of technical services to small and medium-sized developers
mostly in the residential sector. Using the experience he
gained through a decade of working and managing technical
departments for volume developers including Barratt Homes,
Stamford Homes (Galliford Try Group) and Bloor Homes, he
understood the importance of a strong, skilled and flexible
in-house technical department in delivering targeted growth
year on year for the national developers. Mark tells the

Structural design is the part of
our business where we engage in
foundation design, the consideration
and design of standard and non-

structural appraisal, design and

approve suppliers’ designs.
We also offer highway and drainage
design. This is where we design
private and adoptable drainage
(including SUDS) and provide road
designs and specifications. The work
also involves negotiation of section
38/278 adoption agreements for roads
and section 104/106 adoption and
connection agreements for the sewers
and drainage. External works and the
design and specification of finished
levels, in addition to the production
of SUDS and drainage maintenance
strategies, is another layer of our
service. We also produce transport
statements, vehicle tracking and flood
risk assessments.

Brampton Valley Homes Ltd and
Snowdon Homes Ltd are organisations
that have benefited from our diverse
range of services. In 2016, following
the successful design and project
management of a development of
nine market sale homes in Hilton
on behalf of the owners of Winvic
Construction, we were invited to
provide services to their new residential
We essentially provided their full
range of technical services to the
construction-based company, which
has enabled BVH to successfully enter
the residential development sector with
the technical support and experience
of a volume housebuilder.
Since their appointment, we have
sourced and negotiated over £10
million in land deals, delivering 154
new homes. Welland have designed
and developed all their market and
affordable house types. We were fully
involved in developing and resolving
commercial challenges within the
house type range to ensure that
they were delivered to a high market
specification and within budget. This
has been achieved by understanding
their proposed position in the market
and the type of developments and
locations they would be operating.
Market research was also conducted
by taking members of the BVH
management team to visit other new
home developments to understand
what the market is presently offering.
We have been working with Snowdon
Homes since they were established in
2014 and are their main supplier of
architectural consulting engineering
and structural engineering services.
Snowdon are a building contractor
working mostly for affordable housing
operators and speculative housing
developers. They are extremely
competitive in the market due to their
efficient model and low overheads.
We’re an integral part of this
model, as the technical overhead is
covered in their appointment. The
close relationship with Snowdon
Homes enables us to have a timely
understanding of build costs. It also
urges us to continually improve
specification and to enhance the
commercial edge of developments and
house types by making them simpler
to build.
Being involved in the competitive
tender process for development has
given us an understanding of the
importance of being commercially
ahead of the competition. To be
successful in purchasing land,
the developer must be confident
in competitive build cost, see
opportunities to improve value or
make savings, and, where practical,
enhance coverage.
This was recently achieved on behalf
of Snowdon Homes at their site in
Dunstable, where Welland redesigned
a site that had an expired planning
consent for 48 dwellings. By enhancing
coverage and working closely with
the planning authority, we gained
planning consent for 55 dwellings.
